Seems like everyday that are mixed reports in the newspaper of what is going on with the housing market in Naples. Historically speaking, we have to be near the bottom of the market. I see many properties selling now for what they used to sell for in 2001.

Dunes update
I sold a unit in the Antigua luxury tower residence last week, and this transaction was a cash deal with a quick closing. I believe the last 10 transactions in the Dunes have been cash transactions. A realtor brought me an offer that was accepted yesterday at my Penthouse 3 listed at The Dunes in Naples. This unit is sold decorator ready, and will surely turn out to be one of the finest in all The Dunes when it is professionally decorated. Pending
There was an accepted offer on one my listings earlier today in the Antgua at The Dunes, unit 1003. Very nice unit. This market is really controlled by price. When the price drops to a certain level, there is a number of buyers looking to buy, as the market tends to be very price driven. Buyers not only want the right unit, but they want it at the right price.

Even with the recent dip in the market, I've had success in selling condo units here at The Dunes. What I'm seeing is that there are many potential buyers in this Naples market, but many on just sitting on the fence to see if prices will fall even further. However, with this being said, no one will be able to pick the actual "bottoming" of the market, as it will have already came and went. It is similar to the price of stock, you will not know if has bottomed out until the stock is back on the rise.
